The whole villa, just for you
Villa Katerina Deluxe is a detached stone-and-timber house inside Pirin Golf & Country Club. It is rented as a whole — with no other guests and no shared spaces.
The villa sits in its own 800 m² lawned garden, with a private garage and free parking on the street. It measures 307 m² in total: three bedrooms, three bathrooms and a separate toilet, a kitchen, a living room with a dining area, and a covered veranda with a barbecue.
It stands in a quiet spot, away from the resort's main road. On one side it borders a large meadow that children can play in; on the other, the forest begins.
The heart of the house is the living room: double height, exposed timber beams, and a central bioethanol fireplace on a round stone hearth. Beside it are the dining table for eight and the kitchen with its breakfast bar. Every room is furnished in solid wood, with timber-clad walls and ceilings.

A private Finnish sauna
The villa has a genuine Finnish sauna, lined in wood with two tiers of benches and its own shower area beside it. It is used only by the villa's guests and is included in the stay — the best possible end to a day on the slopes.

Frequently asked questions
How many guests does the villa sleep?
Up to 8 guests in three bedrooms: two have a double bed plus an additional single, and the third has a double bed. Every bedroom has its own bathroom. We can also add up to two cots for children under three, requested in advance.
Do you rent the whole villa or individual rooms?
The whole villa only. There are no other guests and no shared spaces — the house, garden, veranda and sauna are entirely yours.
Is there a sauna, and is it included?
Yes. The villa has its own Finnish sauna with a shower area beside it. Using it is included in the stay and it is reserved for the villa's guests.
How far is the Bansko ski area?
The Bansko gondola is about 13 km away, roughly 20–25 minutes by car. Ski and snowboard rental and a ski storage room are available in the resort.
Is there parking?
Yes. The villa has its own garage, and parking on the street outside is free.
What is there inside the resort?
The resort offers a golf course, spa and fitness facilities, an indoor pool and seasonal outdoor pools, restaurants, a supermarket and shops, playgrounds, billiards and table tennis. Access, prices and opening times are set by the resort.
Does the villa suit two families travelling together?
Yes — that is one of the typical bookings. Three separate bedrooms each with a bathroom, a large shared living room, dining for eight, and a big meadow next to the villa for the children.
How do I book?

What are the check-in and check-out times?
Check-in is from 14:00 to 19:00 and check-out is by 12:00. Please tell us your approximate arrival time in advance so we can meet you.
Are pets allowed?
Out of respect for all our guests and care for the villa, we do not accept stays with pets.
Is smoking allowed?
There is no smoking inside the villa. You are welcome to smoke on the covered veranda and in the garden.
